Background
Public / Private partnership between Washington State Convention and Trade Center and One Convention Place, LLC, for the development of the new main entrance and registration area for the WSCTC, and the construction of a 300,000 SF $90MM Class A CBD office building. Right to negotiate earned through a public RFP which attracted over 30 proposals.
Result
Condominium association created for private ownership of an underground parking garage and office tower starting on the 7th floor above street level, and for the public ownership by WSCTC of levels 1-6.Private funding secured for the speculative development of the One Convention Place office tower and underground parking structure. Total construction completed on time and on budget. Office building, commenced without a pre-lease, was 99% leased at completion.
